Concepts and techniques for analyzing financial decisions in property development and investment. Topics: Basic real estate economics and investment performance measurement, leasing and property income streams, pro forma analysis, basics of equity and debt valuation, income tax and leverage considerations, and mortgages. First of a two-course sequence: this course focuses on basic topics and the micro level (individual properties and deals).

Studies of changing economic activities, demographic trends, transportation and local government behavior as they affect real estate. The objective of this course is to deliver the information, skills, and techniques associated with the creation and management of the physical products of real estate created through the process of real estate development. It is intended to expose students to the general skills, techniques, and processes associated with each of the functional areas involved in real estate development so that student can organize and lead the development process. The course also seeks to assess the fundamental characteristics of the real estate development industry, its products, contracts, regulatory and legal context, and its markets. Students will work in teams to create a development
proposal for a particular development opportunity.
