Introduction to Commercial Real Estate Development

Course Overview
This seminar examines all phases of the development process, from idea inception through marketability and asset management. Designed to analyze the real estate development process primarily from the perspective of the equity participant, this course concentrates on the identification and evaluation of critical assumptions related to the creation, construction, and operation of economically viable commercial real estate projects.
Topics to be covered include market research and analysis, legal issues, site planning and design, capital budgeting as well as revenue expense and financial analysis. This course is taught using a combination of lectures, industry guest speakers, readings, and case studies.
Course Objectives
- Identify the components of the real estate development process from the perspective of the investor
- Identify and evaluate the critical elements of real estate development in deciding to go forward or not, e.g., the go/no go decision points
- Evaluate financial feasibility of real estate development
Who Should Attend
Introductory in scope, this course assumes students have little or no experience with the development process. Students should have completed Fundamentals of Real Estate Finance, or be comfortable with the topics covered in that course.
Instructor
Tony Ciochetti is the Thomas G. Eastman Chair, Chairman, and Director of the MIT Center for Real Estate where he is also involved in teaching topics in real estate finance and development. He regularly consults on behalf of investment banks, rating agencies, institutional clients, and development companies. Prior to his academic career, Dr. Ciochetti spent 12 years in the private sector in the areas of commercial real estate development and consulting.
Registration + Fees
Course Fee: $1,500. The program fee covers tuition, course reader, continental breakfast, and light refreshments. Registration and payment must be made at least one week prior to the course start date. Course information, including the reader, will be made available once payment is received.
