Eversource: Greater Cambridge Energy Program (GCEP)


Building 6C

As part of the Institute’s investment in infrastructure renewal, crews are scheduled to add capacity to the air handling and exhaust systems in Buildings 4, 6, 6C, and 8. This work will improve the distribution network and optimize energy efficiency in order to enable future renovations.

Preparatory activities are underway with mechanical shaft work in Building 8. Typical construction hours are 6:00 AM – 3:00 PM, with some weekend and overnight work expected.

Construction is planned to be completed as detailed below, including material delivery to the roof of Buildings 6C and 8, material assembly on the roof and in the penthouse, and ductwork installation. The project team is working closely with the occupants impacted by this work and has been meeting with key contacts in each area to review the proposed schedule and share the scope of work associated with the project.

Building 6C penthouse work and Building 8 roof work – June 2025 through January 2026
Crews are assembling and installing a new air handling unit on the roof and in the penthouse of Building 6C. At the same time, crews will install an exhaust unit on the roof of Building 8. During construction, noise and vibration from structural interventions are expected, with major disruption scheduled for before 9:00 AM. Installation of these units is scheduled through January 2026.

Building 8 ductwork installation – June 2025 through January 2026
Overnight work is underway to convert the former Building 8 freight elevator shaft to a mechanical shaft for ductwork. In June, crews will begin installing ductwork on all floors of Building 8.

Most work will take place in the former elevator machine room, and access to the elevator vestibules will be restricted to MIT Facilities and construction personnel during work hours. On the upper floors, crews will travel down the Building 8 corridors to the Building 4 elevator for the loading and unloading of materials. Additionally, access from the MIT.nano courtyard to Building 8 via corridor 8-000CE will be restricted during work hours as equipment is loaded out from the area. Signage will be posted. This phase of work is scheduled through January 2026.

Building 13

Beginning Monday, August 4, construction is scheduled for the Ji Lab, located on the first floor of Building 13. Anticipated work hours are Monday through Friday from 5AM-3PM. Heavy noise is planned to conclude by 9AM daily, with some occasional light noise for the duration of the workday. This project is scheduled through the end of May 2026.

As part of this project, a new mechanical space will be constructed on the exterior of Building 13 next to the loading dock bay. Access to the loading dock will not be impacted. The door to the bicycle storage area will be modified to accommodate this new structure; access to this space will be maintained at all times.

While this work is underway, a temporary partition wall will be set up in the interior corridor of 13-1012 that will slightly narrow the hallway, though the corridor will remain accessible. The partition is scheduled to remain in place through the fall. Construction activities will be predominantly contained within the new lab space and mechanical shafts; any work outside these areas will be coordinated with abutting occupants as needed. Signage will be posted.

Building 32

As part of the Institute’s investment in infrastructure renewal, crews are scheduled to renovate the façade of Building 32. This work includes masonry and metal panel renewal, and cleaning and restoring the surfaces of the façade and some roof sections. Construction hours are 7AM – 3PM. During construction, some local noise and vibration are expected. This project is scheduled to continue through January 2026.

Construction is planned to be completed in phases, beginning at the Compton Court Stairs, the Elevator Tower, and the Peter Tower. The project team is working closely with the occupants impacted by this work and has been meeting with key contacts in each area to review the proposed schedule and share the scope of work associated with the project.

Phase 2a: July 2024 through February 2025
Construction activities are underway with the installation of scaffolding and swing staging for Phase 2a at the Compton Court Stairs, the Elevator Tower, and the Peter Tower. The Compton Court Stairs will be inaccessible during this phase. The scope of work includes masonry repairs, stair tread repointing, selective metal façade and roof panel replacement and installation, sealant replacement, and the cleaning of the façade and panels.

Phase 2b: February 2025 through January 2026
Beginning in February of 2025, the areas of work will switch for Phase 2b, which will include the Dreyfoos South Tower, Gates South Tower, Lower Gates East, East Entry, Collier Entry, Lecture Hall 123, and the Amphitheater. During this time, access to the Collier Entry and Amphitheater will be restricted and occupants will be redirected to alternate points of entry throughout the Stata Center. For this phase, the scope of work will include scaffolding and swing staging installation, masonry repairs, roof installation, roof coping, removal and replacement of deteriorated brick, sealant replacement, and the cleaning of the façade and panels.

Building 35

Renovation work is underway in Rooms 35-332 and 35-338 on the third floor of Building 35; note during finals, work will be limited to activities with reduced noise and impact to the surrounding community. Anticipated work hours are weekdays from 5AM-2PM. Heavy noise is planned to conclude by 8:30 AM daily, with some occasional light noise for the duration of the workday. Signage will be posted. This project is scheduled through March.

Building E51

On Monday, December 29, a classroom renovation project is scheduled to commence on the third floor of Building E51, in Room E51-345. Work hours are daily from 6AM-2PM. Some noise is anticipated during construction, with high levels of noise and vibration concluding by 8:30 AM daily. This project is scheduled through the end of January.

Occasionally, the adjacent corridor may be narrowed as crews complete work outside the room; the work area will be cordoned off, and the corridor will remain accessible. Access to the stairwells will not be impacted. Signage will be posted.

Building E52

Beginning Thursday, February 12, crews are scheduled to perform mechanical systems work in the basement of Building E52. Regular construction activities are planned for Monday through Friday, from 6AM – 2PM. Minimal noise is expected throughout the day. The anticipated duration of this project is through the end of April.

Building W41

Construction activities are underway as MIT proceeds with the redevelopment of the Metropolitan (Met) Warehouse, Building W41. The adaptive reuse of the Met Warehouse will provide a new home for the School of Architecture and Planning (SA+P), including classrooms, design studios, research spaces, faculty offices, and areas for meetings and collaborative activities. Additionally, the space will house the new MIT Morningside Academy for Design and create a location for the largest community-wide makerspace on campus managed by Project Manus. The anticipated target completion date for this project is 2026.

Below you’ll find an overview and high-level schedule for the major phases of construction. Standard hours are 7 AM – 6 PM, Monday-Friday, with some weekend and evening work expected. Please note that the schedule is subject to change.

Vassar Street lane shift
In order to accommodate final site work for the Met Warehouse project, traffic on Vassar Street in front of Building W41 is scheduled to shift. Anticipated hours are Monday-Friday from 7AM – 5PM, with occasional weekend work from 9AM – 5PM. Traffic patterns will be occasionally altered from June through November 2025.

Vassar Street is scheduled to remain open, but depending on the work scheduled each day, two-way traffic may be intermittently stopped. Cyclists and vehicular traffic will continue to share the westbound lane. A police detail will be onsite to direct traffic around the area. Please use caution when traveling in the area. The southern sidewalk will remain open and accessible for pedestrians and eastbound cyclists.

Vassar Street sidewalk closure
For the duration of the project, the sidewalk and cycle track adjacent to the building along Vassar Street will close to pedestrians and cyclists for the duration of the project. The westbound cycle track will be detoured to create a shared lane on Vassar Street (the eastbound lane will be unaffected). Pedestrians will be directed to the south side of Vassar Street via existing crossings at the New Vassar Residence Hall and at Mass Ave.

Athletic Fields

Work is scheduled to replace the turf on the baseball and softball fields in west campus. In mid-November, crews will begin construction by removing the turf across both fields for replacement. Anticipated work hours are 7AM–3PM from Monday through Friday. Activities are expected to conclude in spring 2026.

The project will include the installation of underground drainage, new fencing, and artificial turf at the baseball and softball fields. Construction activities will generate some noise, though any major disruptive noise will occur after 8AM. The baseball and softball fields will be cordoned off and inaccessible through the end of construction. An increase in truck traffic is anticipated along Amherst Street and Alley. Please be aware and use caution when traversing these areas.

Non-MIT work

Greater Cambridge Energy Program with impacts on Ames Street, Vassar Street, and Memorial Drive

Construction activities are underway as Eversource proceeds with the Greater Cambridge Energy Program (GCEP). This project will have significant impacts on Ames Street, Vassar Street, and Memorial Drive through 2028. Information about the project is available at Eversource’s website; community members can also subscribe to receive regular updates about the project directly from Eversource.

Visit the GCEP/MIT project site to view a video summary, created specifically for MIT, which provides information about impacts to the MIT community and what to expect during construction. Members of the Eversource project team will be on campus for Community Q&A sessions at key milestones during the project. Session dates can be found on the site as well.

Below you’ll find an overview and high-level schedule for the major phases of construction. Construction hours are Monday through Friday from 7AM – 6PM, and Saturday from 9AM – 6PM, with some additional weekend and evening work expected. Please note that the schedule is subject to change. Vassar Street utilities work and test pitting between Mass Ave and Main St

Eversource is scheduled to proceed with test pitting and utilities activities along Vassar Street between Mass Ave and Main Street. Traffic patterns will be clearly marked, and police will be onsite. Loud noise from this activity is anticipated throughout the construction workday.

Vassar Street and adjacent pathways will remain accessible, but traffic and pedestrian pathways may be shifted or narrowed during work hours. Vehicular traffic is expected to remain two-way, though vehicles may be intermittently stopped as the street is narrowed to one lane. Street parking and lane restriction signs will be clearly displayed. Access for abutters in Stata Garage and the childcare lot will be maintained.

Vassar Street between Memorial Dr and Mass Ave

Crews from Eversource are continuing test pitting activities along Vassar Street in preparation for upcoming trenching and utilities installation activities. Traffic patterns will be clearly marked, and police will be on site. Loud noise from this activity is anticipated at each of the test pit sites.

Ames Street lane shift and 24/7 one-way

Traffic patterns are scheduled to shift on Ames Street north of Amherst Street as Eversource continues trenching and utilities activities adjacent to Buildings 68 and E19. As part of this shift, traffic through this area will remain one-way northbound from Amherst Street to the intersection of Main Street 24 hours a day, 7 days a week, for the coming months. Southbound access will be restricted, and vehicles will be redirected to use Wadsworth Street to navigate around the closure for access to East Campus. Loud noise from this activity is anticipated throughout the construction workday.

Walkways along Buildings E17, E18 & E19 will be maintained, but the sidewalk will be narrowed. The cycle lanes will shift to the west side of the street adjacent to Buildings 66 & 68. Accessible ramps will be provided where curb cuts are unavailable. Clear signage will be posted to indicate these shifts and the currently accessible routes, and a police officer will be on location to direct pedestrian, cyclist, and vehicular traffic.

Ames Street work at Amherst Street near Buildings 50 and E2

Sheet pile driving work is scheduled to begin at the Ames Street worksite next to Buildings 50 and E2 and the Amherst Street intersection mid to late February as Eversource continues work in the southern portion of Ames Street. The area along Ames Street south of Amherst Street will remain closed to vehicles throughout this work, though pedestrian and cyclist access will be maintained.

Memorial Drive daytime vault installation

Eversource is scheduled to begin vault installation activities on Memorial Drive. As part of this effort, four separate 24/7 work zones will be located on Memorial Drive; the first has been established near the intersection of Ames Street next to Building 51. Traffic patterns will shift to a single lane; changes will be clearly marked, and police will be onsite. Loud noise from this activity is anticipated. Hours for this area of work are 7AM – 6PM each day.

Memorial Drive overnight work

Eversource Electric will be performing overnight underground utility installation work on Memorial Drive, between Audrey Street and Ames Street, throughout the month of February. Nightly working hours are 7PM-5AM. During this time, Eversource will be trenching the roadway and installing an electric transmission line as part of the Greater Cambridge Energy Program. Noise is anticipated.

During overnight working hours, traffic lanes will be altered on Memorial Drive; two-way traffic will be maintained. Active project areas will be plated over after work hours. Please use caution when traversing the area. There will be no disruption to electric service.

Shuttle stop removals in East Campus

Two stops (the MIT Health/Media Lab and the Gray Way stops) have been removed from the Tech, SafeRide, and Grocery shuttles in East Campus. Passengers are advised to board at the Kendall Square stop or the Wadsworth Street stop to access these shuttle routes. See the shuttle pages for more information.

In addition, EZRide Shuttles will be directed to alternate routes during this Eversource construction. The stops at Ames & Amherst Streets and 77 Mass Ave have been removed; a temporary stop along Vassar Street near Building 35 has been added to accomodate this disruption.
