Recovery is Coming, Wheaton Says, But Not Necessarily the Way You Expect It

A recovery of the real estate market is "in the works" — that’s the good news from William Wheaton, Professor of Economics with the MIT Center for Real Estate. Wheaton shared his news as keynote speaker for the Center’s annual spring symposium, which drew a large crowd of real estate professionals, alumni, and students to the MIT Faculty Club on May 16. Wheaton stressed, however, that when and how the recovery will occur both remain to be seen. Read full article.
Moodys/REAL Commercial Property Index (CPPI): May Update

The latest results of the Moodys/REAL CPPI show a decrease of 2.3% in March for the all properties national index. All four national property sectors are down from their peak prices of 2007 (with peaks in different quarters of last year for different property types). Retail is down the most from its peak, -5.7%, while offices and industrial are down the least, by -2.0% and -2.3% respectively. Apartments are in the middle, with price declines of -3.4% since that asset type's peak a year ago in the first quarter of 2007. Click here for Press Release on MIT-RCA index launch

Results for the 1st quarter of 2008 show a 2.1% capital return for the properties sold in the NCREIF database. The demand-side index continued to fall, by 4.6 percent, which is the third straight quarterly drop, for a cumulative decline of more than 14 percent versus the mid-2007 peak. However, the supply side of the market raised its reservation prices by 9.2 percent in the first quarter.

After 10 Year Wait, Real Options Project Takes the Option: New Article

After a decade in operation, Blue Cross/Blue Shield headquarters in downtown Chicago has begun its long-awaited vertical expansion. Among the world's most iconic expressions of real options theory, the building was erected in the 1990s to extend vertically while in full operation. Expansion from 36 to 60 floors is now underway, and the project team visited MIT/CRE to share their innovative solutions to the job's unique challenge. Read new article.

Building to Build Community — Lessons from Global Development

In different parts of the world, that interplay varies dramatically, as seen by MSRED students in a travel course that took them to Dubai, Istanbul, and London.
